Economic Hotspots Near Mahalunge

by Godrej Properties Limited

Maharashtra’s cultural capital and “Queen of the Deccan,” Pune, is leading the real estate race in 2023, and Mahalunge in Northwest Pune is at the helm. The suburb started out as a village town but is one of Pune’s most buzzing real estate hotspots today. Located strategically next to NH 48 or Mumbai-Pune Expressway, Mahalunge sits just south of Hinjewadi. But now, this once-barren land is one of the fastest developing areas in Pune.

Mahalunge and Maan Hi-Tech City

There has been a considerable increase in interest in residential property in Mahalunge. This is especially true for modern living spaces such as Godrej Hill Retreat, Godrej Sky Avenue, and Godrej Green Vistas, which have not only affordable and upscale homes but also a slew of amenities to go along with them. And that is due to Mahalunge’s proximity to some of Pune’s most important economic hotspots, one of which sits right in the middle of the neighbourhood.

We’re talking, of course, of Mahalunge Maan Hi-Tech City, one of the most visionary ideas on Pune’s development board. Helmed by the Pune Metropolitan Region Development Authority (PMRDA), the Mahalunge Hi-Tech City and Township are one of the largest township projects that Pune has ever seen. Besides residential ones, it will also have commercial properties, which will bring about a huge influx of working professionals and their families from all parts of the county. This, in turn, is sure to pique interest in residential properties in Mahalunge and will, in turn, drive development in the region further.

The Mahalunge Model is a flagship prototype that the PMRDA plans to replicate in close to 50 more proposed township schemes. And that is a lot of economic activity and development indeed.

Hinjewadi IT Park

Just north of Mahalunge sits the original IT hub of Pune, the Rajiv Gandhi Infotech Park, a.k.a. Hinjewadi IT Park. The 2,800-acre-huge space is among the largest employment hubs in Pune and is home to companies such as Wipro, Infosys, Cognizant, Capgemini, Accenture, and more. The presence of these large corporations has paved the way for a boom in residential developments in Mahalunge, where people came to look for homes. Since Hinjewadi Phase I is almost saturated, Mahalunge makes for a better option as compared to even Phases 2 and 3. This is due to more open spaces, more choices of residential projects, and better-planned development.

What’s even better is that the park sits just across the Mula River, which separates Hinjewadi and Mahalunge. Since the idea of the region is to promote a walk-to-work culture, Mahalunge is evolving into a hub for self-sustaining townships. Furthermore, this micro-market offers a wide range of properties, from affordable to luxury. Godrej Hillside 3 in Mahalunge, for instance, offers affordable 1, 2, and 3 BHK apartments as well as modern living amenities. Godrej Sky Avenue, which directly overlooks Mula River, is slightly on the premium side and offers 2 and 3 BHK apartments, excellent community living amenities, and drop-dead gorgeous views.

Shifting residential hubs

The formerly favourite residential hubs like Bavdhan, Pashan, Wakad, Baner, and Balewadi, while great, have reached a saturation point. With the biggest economic hotspots and commercial hubs in northern and western Pune on one side of the Mumbai-Pune Expressway, chances are that there’ll be a shift in residential hubs to newer hubs like Mahalunge. This is especially true for IT professionals who’d like to live closer to their workspace. Since it lies right on the Mumbai-Pune Expressway, commuting out of town or even to other areas of Pune City will not be an issue.

Additionally, professionals who’re living on rent in other parts of the city will also be drawn to staying in Mahalunge due to the stability in property prices. Plus, Mahalunge is blessed with a lot of greenery, which is almost unheard of in urban India. Hence, it makes for a very pleasant environment to live in.

The Godrej group’s residential properties in Mahalunge check all of the above boxes. Not only do they sit right in the middle of Maan Hi-Tech City, but they’re within easy walking distance of Hinjewadi IT Park across the Mula River. Moreover, they boast lovely surroundings, especially Godrej Hill Retreat, which literally sits atop a hill.

1. Which is the best locality for an IT professional to stay in Pune?

Mahalunge is, without a doubt, one of the best localities in Pune for IT professionals. With the presence of the Maan Hi-Tech and its location just south of Hinjewadi IT Park, IT professionals don’t have to travel long distances to get to work and back home. Mahalunge currently has some of the most promising residential apartment complexes in Pune, such as Godrej Hillside Retreat, Godrej Hillside 3, and Godrej Sky Avenue.
