How to Calculate Stamp Duty and Registration Charges in Noida

Stamp duty and registry charges in Noida can be calculated using manual calculation or also with the help of an online stamp duty calculator in Noida.

Here is an example that will help you understand the stamp duty and registration charges in Noida applicable on a property worth Rs 75 lakh in Noida for male and female owners. Assume that Disha and Rohan buy two adjacent properties in the city. Here are the details:

Stamp duty payable by Rohan = 75,00,000 * 7/100 = Rs 5,25,000

Registration fee = 75,00,000 * 1/100 = Rs 75,000

Hence, total cost of the property = Rs 75,00,000 + Rs 5,25,000 + Rs 75,000 = Rs 81,00,000

Stamp duty payable by Disha = 75,00,000 * 7/100 = Rs 5,25,000

Being a woman, Disha gets a rebate of Rs 10,000 on the total stamp duty charged.

Registration fee = 75,00,000 * 1/100 = Rs 75,000

Hence, total cost of the property = Rs 75,00,000 + Rs 5,15,000+ Rs 75,000 = Rs 80,90,000

Factors Affecting Stamp Duty Charges in Noida

There are some factors that can impact stamp duty charges in India. Let us have a look at them:

The Overall Market Value of The Property: This is one of the main factors that will influence your stamp duty charges. If your property's market value is high, you will be required to pay a heavier amount of stamp duty and vice versa. Also, it must be necessary that the stamp duty will be levied on either agreement value or market value, whichever is higher.

Gender of the Owner: As mentioned easier, women in India get a discount on stamp duty if the property is registered in their name.

Age of the Owner: For senior citizens, all state governments, including Uttar Pradesh, have subsidised stamp duty.

Location of the Property: If the property you are eyeing is situated in a posh locality, you might have to pay a heavier stamp duty. However, if the property is under Panchayat limits or is located on the outskirts of the city, the stamp duty will be quite less.

Amenities and Features of the Property: For each additional amenity or feature in your property, the government will charge an extra fee for registration. In the case of Noida's government, there are more than 20 amenities for which the owners need to pay an additional fee. Some of these features include a gymnasium, swimming pool, sports area, lifts, club, community hall, and more.
