In recent updates, the Delhi Development Authority (DDA) has raised property registration charges by 8% for unauthorised colonies under the Pradhan Mantri - Unauthorized Colony in Delhi Awas Adhikar Yojana (PM - UDAY Scheme). Launched in October 2019, this scheme aims to grant ownership rights in unauthorised colonies, benefiting around 40 lakh families in Delhi. The 8% annual increase came into effect from April 1, 2022.

For instance, property registration applications submitted before April 1, 2022, for a 100 sq. m area in a "G" category colony required a deposit of Rs 5,775. After March 31, 2022, but before April 1, 2023, the revised deposit would be Rs 6,237 (Rs 5,775 + 8%). Similarly, for applications submitted after March 31, 2023, and before April 1, 2024, the charges would be Rs 6,699 (Rs 5,775 + 8% + 8%)

Methods to pay Delhi Property Registration Charges

The Government has implemented e-stamping as the sole method to pay property  Registration Charges. Offline channels for Stamp Duty payment are no longer available to buyers. The Stock Holding Corporation of India Limited (SHCIL) is the authorised agency for e-stamps, and buyers can make payments through the official portal. 

SHCIL has appointed Authorized Collection Centres (ACC) as intermediaries between the buyer and SHCIL, allowing cash, cheque, demand draft, pay order, RTGS, NEFT, or account transfer as acceptable payment methods. Once the payment is made, buyers can book an online appointment with the sub-registrar's office to begin the process.

Gift Deed Stamp Duty in Delhi

The Registration Act of 1908 mandates the registration of gift deeds in Delhi. The stamp duty on gift deeds is 4% of the property’s value for female Donees, and for male Donees, it's 6%. Additionally, registration incurs a 1% fee plus Rs. 100/- in pasting fees.
