The formula to calculate the loading factor is carpet area multiplied by one minus the loading factor. For instance, a flat/apartment with a super built-up area of 2000 sq. ft. and 1600 sq. ft. as the carpet area.

Super Built-up Area = Carpet Area x 1 - Loading Factor

Super Built-up Area = 2000 sq. ft.

Carpet Area = 1600 sq. ft.

2000 = 1600 x (1 - Loading Factor)

Now, let's solve the Loading Factor:

1 - Loading Factor = 2000 / 1600

1 - Loading Factor = 1.25

To isolate the Loading Factor, subtract one from both sides:

LF = 1 - 1.25

LF = -0.25

So, the Loading Factor (LF) is -0.25. 

What is the ideal Loading Factor?

The ideal loading factor in an apartment should be below 30%. If the load factor is below 30%, it signifies that the carpet area is less with greater super built-up area, which means reduced living space within the homes for homebuyers.
